**Transactional credits are those that are subtracted from the amount you owe at the time of closing. You are allowed 6% of the purchase price to be credited towards your closing costs ($3500 used in this example). You also recieve an estimated 6 mos. tax credit from the seller for future tax payments and any earnest money (est. $500) given to the seller with your purchase contract. These items must be addressed in the purchase contract.
example, your offer should state *$100,000 with $3,500 credited towards buyers closing costs, prepaids, escrows, ins, etc." This simply means the 'net' or agreed purchase amount the seller receives is $97,000.
